We offer 4 Standard Closing Options…14, 21, 28, and 30+ days.
14 DAY–Diamond Lane (DL14)
- 14 day close!!
- Best for extremely committed buyers, sellers, realtors and escrow officers.
- Casey Sullivan will have a very clear discussion with the buyers about what’s required and what to expect.
- All buyer documents are in place before offers are made.
21 DAY–Diamond Lane (DL21)
- 21 day close
- Similar to the 15 Day Close, but works better for buyers that can’t drop everything to provide documents or sign loan documents.
- Might be a better fit if gift money is not quickly available or if we expect small delays in areas like: access to property due to sellers, HOA docs, etc.
28 DAY–Standard (PA28)
- 28 day close
- This is a standard option includes verification of credit, income, and assets. Some documents or verification might still be outstanding, but nothing critical to the loan.
- Great for buyers that want time for more inspections, don’t have easy access to email and scanning, might be waiting on a 401k loan, will be out of town for part of the time, etc.
30+ DAY–Standard (PA30+)
- For transactions needing >30 days due to specific circumstances.
- Normally reserved for special programs like down payment assistance, rehab, etc.
- A >30 day close might also be requested by the seller to accommodate their needs.
